Most coordinators compare rates first. The terms decide what happens when the start date slides, a shutdown hits, or wrap arrives two weeks early.
We have written studio and zone guides, including our Tyler Perry Studios crew housing guide and our fall 2026 slate guide. This one is about us. It covers how to book production housing in Atlanta with Minty Living, and the production terms we put in writing.
It is written for travel coordinators, UPMs, line producers, and crew booking their own stay on a housing allowance.
Why the Terms Matter More Than the Rate
A standard furnished rental is built for a tenant who knows their dates. A production rarely does. Prep slips. Episodes get added. Shows pause. Wrap moves up.
Atlanta keeps producing that kind of schedule. The Georgia film office counted 280 productions statewide in fiscal year 2026, a slight increase over the year before. Each one needed a housing plan, and each plan had to absorb whatever the schedule did next.
When the terms do not account for that, the cost lands on you. You pay rent on homes nobody is sleeping in, or you lose money because notice ran short.
Crew feel it too. A housing allowance often does not arrive until a couple of weeks into the job. Asking a grip for a full month's deposit before the allowance arrives is a real cost.
Our Tyler Perry Studios guide listed questions to ask any housing vendor before holding a block. This post answers the ones our published terms cover: release, shutdown, and wrap.
How Booking Works, Step by Step
1. Request production rates. Fill in the form on our film and production page, or call 404.999.0841. Tell us your headcount, roles, dates, and studio. Add the must haves: parking, laundry, a workspace, pets.
2. Get a shortlist link. Our reservations team sends you a curated link of available homes at production rates. You can forward it to crew so they choose their own home, or pick for them. For a larger crew, ask us about tiered options.
3. Hold the homes. Tell us which homes you want and we will confirm availability and next steps. For a department, we can place several homes at once rather than negotiating each one separately.
4. Sign the agreement online. Each stay is signed electronically.
5. Choose a deposit or a damage waiver. Each guest picks one. Both are explained in the terms below.
6. Arrive. We send arrival details before check in, and 24/7 support is available during the stay.
7. Make changes as the shoot changes. Need a late add? We have 24 hour placement capability. Need to move someone? Ask for a switch (see the terms below). Need more time? Ask for an extension. You work with our reservations team for every change.
What to Send in Your Rate Request
The more we know up front, the tighter the shortlist. Send us:
Headcount by role. Department heads, crew, talent, and office staff often want different homes. Tell us who is who.
Your date window. Give the earliest likely arrival and the latest likely departure, not only the dates on today's schedule.
The studio or base camp. Drive time shapes which neighborhoods make sense. Our zone guides cover this by studio.
Cars per home. Some crew drive in with a truck full of gear. Some never touch a car. Parking varies by home, so tell us.
Must haves. Laundry in the home, a desk for paperwork, room for a partner, a pet, accessibility needs.
Who is booking. Production placing crew, or crew booking on their own allowance. It changes who signs and who chooses a deposit or a waiver.
Who makes decisions. Name the person who can approve holds and changes. When a call sheet moves at night, we need to know whose answer counts.
If you do not have all of this yet, send what you have. A partial request still gets you a first look at what is open.
Our Production Terms, in Writing
These are the standard terms on our film and production page.
| Term | What it says | Why it matters on a shoot |
|---|---|---|
| Date changes | 15 days notice before arrival | A stated window for moving your dates |
| Cancellation | 30 or more days notice, refunded less a $250 admin fee and card processing fees | With enough notice, the exposure is a flat fee plus card fees |
| Switching homes | Free switch to a different Minty home, 30 days out; new cleaning fees apply | A crew member who needs a different home is not stuck |
| Early departure | 30 days general notice | Plan around a firm exit date |
| COVID shutdown | 15 days notice | Half the usual notice when production stops |
| Strike shutdown | 15 days notice | Same protection for a labor stoppage |
| Wrap | 21 days notice for a pro rata departure in the final 30 days of a stay | Pay pro rata to your departure date instead of the full month, if you give the 21 days |
| Reduced deposit | Half a month's rent, returned 7 to 10 days after checkout | Lower cash out before the allowance arrives |
| Damage waiver | A nonrefundable $150 to $450 depending on home size, covering accidental damage up to one month's rent | No deposit at all |
Terms can change, so confirm the current version with our team when you book. If you are housing a larger block, call us to talk through your schedule.
How the Terms Play Out Across a Shoot
Prep slides a week
Your start date moves from the 6th to the 13th. With 15 days notice before arrival, you can change the dates. The window is stated up front.
What to tell us: the new arrival date for each person, and whether the departure date moves with it. If only part of the crew slides, say which part.
A department head needs a different home
A few weeks in, your production designer wants a bigger workspace. They can switch to another Minty home for free, 30 days out. New cleaning fees apply.
What to tell us: what is not working about the current home. Noise, space, parking, and commute each point to a different replacement.
Production shuts down
A strike or a COVID shutdown stops the show. You give 15 days notice instead of 30. That shortens the rent you owe on homes nobody is using.
What to tell us: which homes you are releasing and which you want to keep. You may want to hold a few homes for key crew who stay in town through a pause. Put it in writing so the notice date is clear.
Wrap comes early
In the final 30 days of a stay, 21 days notice lets crew leave early and pay pro rata. For longer shows that cross the holidays, our fall 2026 slate guide walks through the hold or release decision.
What to tell us: each person's real last night, as soon as you know it. Wrap rarely hits every department on the same day, so give dates per person rather than one date for the whole crew.
A crew member is waiting on their allowance
They choose the damage waiver, a nonrefundable fee of $150 to $450 depending on home size, instead of a deposit. Or they put down half a month and get it back 7 to 10 days after checkout.
A Worked Example: Placing a Department for a Long Shoot
Here is how the steps and the terms fit together on one booking. The show, the dates, and the people are illustrative, not a real production.
A series is set to shoot for four months. The travel coordinator needs homes for an art department of six: the production designer, an art director, a set decorator, and three crew. The designer and art director arrive two weeks early for prep.
Week one. The coordinator sends a rate request with headcount by role, a date window, the studio, cars per home, and one must have: a workspace for the designer. Our team sends a shortlist link at production rates.
Week two. The coordinator forwards the link. The designer and art director pick their own homes. The coordinator assigns the other four from the same list. We confirm availability, and each stay is signed electronically.
Before arrival. Two crew members are waiting on their housing allowance, so they choose the damage waiver. The other four put down the reduced deposit. Prep then slides by a week. The coordinator gives notice inside the 15 day window and the dates move.
Month two. The set decorator wants more room for samples and fabric. The coordinator asks for a switch, 30 days out, and the decorator moves to a larger home. New cleaning fees apply.
Month four. Wrap lands early for three of the six. The coordinator gives 21 days notice in the final 30 days of their stays, and those three leave early and pay pro rata. The designer stays through the final week.
Every change ran on terms the coordinator had read before the first home was held.
If You Are Crew Booking Your Own Stay
Department heads and crew on a housing allowance often book for themselves. The process and the terms are the same.
Request rates through the same form on our film and production page, and tell us you are booking for yourself. Mention your production and studio so we can suggest homes with a reasonable drive.
Cash before the allowance. The damage waiver replaces the deposit with a smaller nonrefundable fee. The reduced deposit is half a month's rent, returned 7 to 10 days after checkout.
A home for months. Ask about the workspace, parking, and laundry before you sign.
An exit if the show changes. The strike, shutdown, and wrap terms apply to individual guests too.
Why Productions Book With Us
We are a preferred vendor for major Atlanta film studios. We currently house crew for productions shooting in Atlanta, placed through their travel coordinators.
Here is what we offer a coordinator placing a block.
Consistency across a block. We manage 160+ homes, and our in house design team designed and furnished every one of them. When you place ten people across ten homes, every home comes from the same design team.
Homes for long shoots. Crew on a long shoot need to cook, do laundry, park, and decompress. By week three, a furnished home handles that better than a hotel room.
Speed when things change. Late adds and replacements tend to strain crew housing. Our 24 hour placement capability is built for that.
One travel coordinator wrote this on our film and production page:
"I try not to play favorites but I tell everyone Minty is the BEST because it is so true!"
Jackson G., Travel Coordinator
Outside film, we hold a 4.9 star Google rating and Airbnb Superhost status.
Where We Fit, and Where We Do Not
Our homes are intown, mostly on the east side. The neighborhoods are Inman Park, Old Fourth Ward, Grant Park, Cabbagetown, Reynoldstown, Ormewood Park, Poncey Highland, Virginia Highland, Little Five Points, and Midtown. That shapes who we are right for.
| Need | Fit | Why |
|---|---|---|
| Department heads and long stay crew | Strong | Furnished homes suit stays of a month or more |
| Above the line talent | Strong | Larger homes in walkable neighborhoods; see our above the line talent housing guide |
| Crew at Tyler Perry Studios | Good for the east side zone | About 14 to 16 minutes with no traffic, per our Tyler Perry Studios guide |
| Crew at Assembly in Doraville | Partial | Midtown sits on the MARTA Gold Line, which runs to Doraville |
| Earliest call crew at Trilith, Senoia, or Douglasville | Not us | Our homes are too far from those lots |
| Day players for a night or two | Usually a hotel | Short stays favor hotel flexibility |
We would rather tell you that now than after you have built a rooming list around us.
