Where will you sleep the night before the gavel? How does a twelve week stay fit a legislative per diem? And what lease fits a session with no fixed end date?
The 2027 Georgia General Assembly convenes Monday, January 11, 2027. It opens a new two year term, and as of May 2026 Ballotpedia counted 30 open seats on the November ballot. A new term means some members will be looking for session housing for the first time. This guide to furnished apartments near the Georgia State Capitol covers the dates, the budget, the neighborhoods, and what to ask before you sign.
If your district is a few hours from Atlanta, you probably know the pattern already. The AJC's guide to how the General Assembly works puts it plainly: "Some stay in apartments in Atlanta during the session and go home on the weekends." Others drive in every day.
That answers where Georgia legislators stay during session. It doesn't say how to find a place. Search for housing for legislators in Atlanta and much of what comes back is about other states. Alaska, Idaho, and Montana publish session housing lists for their lawmakers. We found no Georgia equivalent.
So we wrote one. Below you'll find the 2027 calendar, how a stay fits the legislative per diem, the neighborhoods closest to the Capitol with measured distances, and a checklist that works with any provider. It's for first term members, returning members, and the staff, aides, interns, and lobbyists who work the session alongside them. At the end, we explain how to ask for our General Assembly Session Rate.
Georgia Legislative Session 2027 Dates and How Long It Lasts
As of October 2026, the 2027 session convenes Monday, January 11, 2027, the second Monday in January, which is the date the Georgia Constitution sets. It runs 40 legislative days. No end date has been set yet. The last four sessions ended between March 28 and April 4.
The chambers don't meet every calendar day, so 40 legislative days stretch across about 11 to 12 weeks. The last day, called sine die, is set by an adjournment resolution the legislature adopts after it convenes. Any 2027 end date you see online before then is a placeholder.
The recent pattern is the best guide:
| Session | Convened | Adjourned sine die |
|---|---|---|
| 2023 | January 9, 2023 | March 29, 2023 |
| 2024 | January 8, 2024 | March 28, 2024 |
| 2025 | January 13, 2025 | April 4, 2025 |
| 2026 | January 12, 2026 | April 2, 2026 |
| 2027 | January 11, 2027 | Not yet set |
Sources: Fulton County (2023), WABE (2024), Georgia Recorder (2025), Judicial Council of Georgia (2026), MultiState (2027 start).
The 2023 session also opened a new term, and it ended March 29. Treat it as one data point.
For planning, that means a stay from the weekend before January 11 into early April, or about three months. People searching for a 3 month apartment lease in Atlanta or a 4 month lease in Atlanta are often solving this same problem. Before you sign anything, ask how the provider handles a sine die that comes a week early or a week late.
Timing matters on the front end too. November and December are when to book. New members typically attend the Biennial Institute for Georgia Legislators in early December, run by the University of Georgia in Athens, so it helps to have housing settled first. Once the session opens, check the official calendar at legis.ga.gov.
A session means about twelve weeks in town, four or five nights a week. That's what your housing budget has to cover.
Budgeting a Session Stay on a $247 Per Diem
Georgia lawmakers received a $247 per diem for meals and other expenses during the June 2026 special session, according to the AJC, along with mileage for round trips home. The per diem is paid for days in session and is set by the Legislative Services Committee, as the AJC reported in 2022. We found no separate housing allowance in any source we checked, so confirm the 2027 rules with your chamber's staff.
What the per diem means for housing
If the per diem were paid on all 40 legislative days, it would come to $9,880. That money is meant for meals and daily expenses, so give lodging its own line in your budget. Ask your chamber's staff which days qualify.
If you're on staff or with an association, your office or employer sets the budget. The same question applies to you: what will a full session of nights cost, and what do you get for it?
Hotel nights or a furnished home
A hotel works well for a night or two. Over a session, the daily routine starts to matter: where you eat, where you read bills at night, and where you do laundry.
| Hotel near the Capitol | Furnished home or apartment | |
|---|---|---|
| Kitchen | Often a microwave or kitchenette | Often a full kitchen |
| Space to work | Often a desk in the bedroom | Often a separate living area for reading and prep |
| Laundry | Guest laundry or a paid service | In the home or building, depending on the home |
| Term | Night by night | A stay set to the session |
| Weekends | Check out, or pay to hold the room | Ask whether the home stays yours |
| Parking | Often a nightly fee downtown | Varies by home; ask |
We've written more about why a furnished home can beat a hotel on a longer Atlanta stay.
The 30 night hotel fee rule
Georgia charges a $5 per night state hotel fee on lodging. Under the Department of Revenue's rule, a stay longer than 30 consecutive nights counts as an extended stay, but the fee still applies to the first 30 nights, and those nights are not refunded. The fee stops from night 31. A continuous session stay crosses that line in its fifth week. Local hotel taxes have their own rules, and state and local sales tax are separate from the hotel fee, so ask your provider how each tax appears on your bill and when each one stops.
The count depends on staying put. The rule restarts it if you move to a different property, or if the room is rented to someone else while you're away. Checking out every Thursday will likely restart it every week. Keeping one home through the weekends keeps the count running. The rule text includes no exemption for state officials.
Neighborhoods Near the Capitol, With Distances and MARTA
The Capitol is at 206 Washington St SW. Member and staff offices are in the Coverdell Legislative Office Building at 18 Capitol Square SW. According to the Governor's Office, the Georgia State MARTA station sits directly across from the Capitol, and Five Points station is about two blocks west.
We measured the driving distance from the Capitol to the center of each neighborhood with the OSRM public routing service on October 22, 2026. Drive times assume no traffic.
| Neighborhood | Distance | Drive, no traffic | What to know |
|---|---|---|---|
| Downtown and Five Points | 0.5 mi | About 1 min | Walkable to the Capitol; mostly hotels and apartment buildings |
| Castleberry Hill | 1.0 mi | About 3 min | Loft buildings; a walk to the Capitol for some |
| Summerhill | 1.5 mi | About 4 min | Just south of the Capitol area |
| Old Fourth Ward | 1.7 mi | About 4 min | On the Beltline |
| Cabbagetown | 1.7 mi | About 4 min | Small historic houses |
| Grant Park | 1.9 mi | About 5 min | Mostly houses; parking varies by home |
| Reynoldstown | 2.1 mi | About 4 min | Near the Inman Park/Reynoldstown MARTA station |
| Inman Park | 3.3 mi | About 7 min | Near the Inman Park/Reynoldstown MARTA station |
| Midtown | 3.4 mi | About 6 min | Larger apartment buildings; MARTA rail to Five Points |
Those are free flow numbers. Real traffic is slower, so allow extra time on a session morning. Parking around the Capitol is limited, so ask which homes include parking, or plan to ride MARTA.
How to choose comes down to how you want your evenings to go. If you want to walk to work, look at furnished apartments downtown or in Castleberry Hill. If you'd rather come home to a house on a quiet street, the east side neighborhoods within about two miles (Cabbagetown, Grant Park, Reynoldstown, and Old Fourth Ward) put you a short drive away.
If you're on staff or a session intern, cost and transit may matter most. A home near a MARTA station can save you a car. Our guide to student and intern housing in Atlanta covers budgets and shared housing.
Lobbyist housing in Atlanta often means a team of several people who want one base. That can be corporate housing downtown or a larger intown house with a room for each person. Our guide to corporate housing by neighborhood walks through how teams split up across the city.
What to Ask Before You Sign a Session Stay
These questions work with any provider, including us.
- Does the term match the session? Ask what happens if sine die comes a week earlier or later than you planned.
- Is the home yours on weekends? If it's rented to someone else while you're home, you may pack up every Thursday, and the 30 night count can restart.
- What deposit is required, and when does it come back? Get it in writing.
- What's included? Ask about utilities, WiFi, linens, a desk, and laundry.
- Where do you park? Ask whether parking comes with the home and how far it is to a MARTA station.
- How are taxes shown, and when do they stop? Ask the provider to walk you through the 30 night rule on your actual bill.
- Can you get an itemized invoice? Offices and employers often need one for their records.
- Who answers at 10 p.m.? Ask how support works during the stay.
If you're a lobbyist or association staffer, book and pay for your own team's housing. Georgia has rules on what lobbyists may spend on public officials, so never book or pay for a member's stay, and take any question about it to your compliance counsel.

Frequently Asked Questions
When does the 2027 Georgia legislative session start? The session convenes Monday, January 11, 2027. The Georgia Constitution sets the start on the second Monday in January, and the session runs 40 legislative days. Check legis.ga.gov for the official calendar once the session opens.
When does the session end? There is no official end date yet. The last day, sine die, is set by a resolution adopted during the session, and it typically falls in late March or early April. Recent sessions ended March 29, 2023; March 28, 2024; April 4, 2025; and April 2, 2026.
Where do Georgia legislators stay during session? It depends on the distance from home. According to the AJC, some stay in apartments in Atlanta during the session and go home on weekends, and others commute every day.
Do Georgia legislators get a housing allowance? We found no separate housing allowance in the sources we checked. Legislators received a per diem of $247 for meals and other expenses in the June 2026 special session, plus mileage for trips home. Confirm the current rules with your chamber's administrative staff, and budget for lodging on its own line.
Do I pay hotel tax on a three month stay? Partly. Georgia's $5 per night state hotel fee applies to the first 30 nights, even when the stay is longer, and those nights are not refunded. The fee stops from night 31 of a continuous stay. Sales tax and local hotel taxes follow their own rules, so ask your provider how each tax appears on your bill.
Can I go home on weekends and keep my place? Ask before you sign, because providers handle weekends differently. Keeping the same home through the weekends matters for the state hotel fee, because the 30 night count restarts if your room is rented to someone else while you're away.
Can staff and lobbyists use the session rate? Yes. Our General Assembly Session Rate is open to legislators, staff, and lobbyists. There's no code to enter. Call or text 404.999.0841, or email [email protected], and ask for it by name. Lobbyists should book and pay only for their own team's housing.
The Bottom Line
The 2027 session opens January 11 and typically ends in late March or early April, so plan for about twelve weeks in town. Give lodging its own budget line, since the per diem is for meals and daily expenses. Under the state rule, the $5 hotel fee stops from night 31 of a continuous stay in one place.
If you settle housing in November or December, your first week can be about the session. Call or text 404.999.0841, or email [email protected], and ask about the General Assembly Session Rate.
